Q: How much money do I have to pay if I find a property I want to rent?

A: Three week's bond, one week's rent in advance and one week's rent as a letting fee, as we are a licensed real estate agency.

Q: Can you find me a property if I have a cat or a dog?

A: Yes, many of our properties allow pets but please tell us before you view so we don't waste your time showing you properties that will not allow pets.

Q: Do I have to pay for power and water?

A: Normally on a residential tenancy you pay for power and water, however on some tenancies the power is included. If there is a separate water meter at the property then you will be charged for water used. If there is no way of monitoring the water consumption then you will not be charged for water.

Q: Once I have found a property I want to rent what should I do?

A: You need to complete our tenant application form. Click here to complete our online form. Your letting fee is payable with your application, so this can be paid by internet banking or you can go into any ASB bank and deposit it directly into our account. Once we have your application form and letting fee we will take up references from the information you have supplied and carry out a credit check. Once we have all your references we will contact our owner and yourself and confirm the tenancy for you. If there is more than one application on a property we will present them all to our owner and discuss with them which application is best suited i.e one application is only willing to sign for a periodic tenancy whilst another is prepared to sign for one year, or one application can move in next week and the other application can't move in for 21 days. If all applications are equal we work on a first come first serve basis. So if you like a property be quick.

Q: How long will you hold a property for me once I've seen it and I want to take it?

A: We understand that most tenants do have to give their current landlord 21 days notice, we normally hold a property for a maximum of two weeks, however if our property still has tenants we may be able to hold the property longer. If a property is vacant once we have processed your application you can normally move in immediately if you require.

Q: If I take a tenancy through you and have emergency repairs outside of normal working hours , for example my roof is leaking who do I call?

A: Hollie is on call 24/7. So you can call or send a text to 021 701 456. If it is an emergency outside of normal working hours Hollie will be in contact ASAP, otherwise she will contact you the next working day.

Q: How much notice do I have to give if I want to move out of the property?

A: If you are on a periodic tenancy you need to give a minimum of 21 days notice to us in writing. If you are on a fixed term tenancy, let us know in writing when you wish to move out and we will put the property back on the market for rent. As soon as new tenants are found who sign a tenancy agreement you will be released from your agreement. You will need to pay for the cost of advertising the property for rent.
